Whisk 3 cups flour, ¼ cup sugar, yeast, and salt.
Warm milk, water, and ⅓ cup butter to 110°F.
Add warm mixture and egg to dry ingredients. Mix until soft dough forms.
Knead dough until smooth, about five minutes.
For one hour, let the dough rise in a greased bowl.
Mix brown sugar and cinnamon. Melt ¼ cup butter.
Roll dough into a 14×9 inch rectangle.
Brush dough with melted butter. Sprinkle cinnamon-sugar mix.
Roll the dough tightly and cut it into 8 slices. Place in a greased dish.
Let the rolls rise for 25 minutes.
Set the oven to 350°F.
Bake for 25 minutes until golden brown.
Beat cream cheese, ¼ cup butter, powdered sugar, and vanilla until smooth.
